In short

The method does not change when the building gets bigger — the system is sealed, put under negative pressure and cleaned run by run. What changes is everything around it: who can be in the building and when, whether the dryer vents share a riser, who signs for access, and what evidence the manager needs afterwards. We survey before quoting for exactly that reason, and the number we give covers the scope we agreed rather than a rate per square foot.

What changes

Four things a building does that a house does not.

    The building decides the hours, not us

    An occupied office or a residential building cannot have an air handler down at eleven in the morning. We schedule around occupancy — evenings, weekends, floor by floor — and we say up front how many visits that turns into rather than discovering it on the day.

    Shared risers are one system, not many

    In a multi-family building the dryer vents frequently share a riser between floors. Cleaning one apartment's run does nothing if the riser above it is packed. We survey the riser first and price the building, not the unit.

  • 03

    Somebody has to sign for access

    Strata and property managers need notice periods, certificates of insurance and a contact who can open plant rooms. We supply the certificate before the first visit and work to whatever notice the building requires.

    The paperwork is the deliverable

    A homeowner wants clean air. A building manager wants evidence for the file, the insurer or the board. Every commercial job is photographed run by run and the record is yours to keep.

    Rooftop units, long horizontal trunks above suspended ceilings, and returns that were rezoned when the floor was last fitted out.

  • Multi-family and strata

    Shared dryer risers, stacked laundry closets, and corridor make-up air that nobody has looked at since handover.

  • Common laundry rooms

    The highest lint load of any building type we work, and usually the least accessible ducting.

  • Small retail and hospitality

    Air duct and dryer vent work only. AMG does not clean commercial kitchen exhaust, and will say so rather than take the booking.

Before you book

Questions from building managers

Do you carry a certificate of insurance for building management?

Yes, and we send it before the first visit rather than on the day. Tell us the certificate holder and any additional insured the building requires and it goes out with the schedule.

Can the work happen outside business hours?

That is normally how commercial work runs here. Evenings, weekends and floor-by-floor phasing are all standard, and the schedule is agreed before anything is booked so tenants get proper notice.

How do you price a building rather than a house?

By counting it. We survey the system — the risers, the units, the plant, the access — and give you a number for the scope we agreed. There is no square-footage rate, and the number does not move once work starts.

Do you clean commercial kitchen exhaust hoods?

No. That is a specialist trade with its own certification and AMG does not offer it. If a building needs hood and grease-duct work we will say so plainly rather than take a job we should not.
