We clean ductwork for a living, so it would be convenient to tell you that ducts are the whole story of indoor air. They are not. They are the distribution system: whatever is in your house gets circulated by them several times an hour. Cleaning them removes the reservoir, but if something keeps refilling it, you will be back where you started.
Here are the five sources we see most in New Jersey homes, roughly in order of how much difference fixing them makes.
1. The filter, and the wrong idea about filters
The single most common finding on a first visit is a filter that has been in place far longer than it should have been, seated loosely enough that air bypasses it at the edge, or chosen purely for the highest MERV number on the shelf.
That last one matters more than people expect. A very high-MERV filter in a system that was not designed for the pressure drop starves the blower, reduces airflow through the whole house and can freeze a coil in summer. The right filter is the highest rating your equipment can actually pull through, changed on schedule. If you do nothing else after reading this, look at the date on yours.
2. Humidity, which is the New Jersey problem
Our summers are humid and our winters are dry, and both ends cause trouble.
In summer, moisture is what turns ordinary duct dust into a smell. A cooling coil sweats by design; if the metal downstream carries a dust layer, you have water, darkness and organic material together. That is the musty first-minute smell people describe on the first hot day, and it is why three of our reviews mention mould.
In winter, forced air with no humidification dries a house out, which is its own set of symptoms: dry throats, static, and more airborne dust because nothing is weighing it down.
The practical fixes are unglamorous. Run bathroom extract fans for a full twenty minutes after a shower rather than switching them off with the light. Deal with a damp basement rather than dehumidifying it forever. Check that the condensate drain from your air handler is actually draining.
3. The basement your return is pulling from
Look at where your return air comes from. In a lot of New Jersey houses, particularly older ones, at least one return sits in or near an unfinished basement, and some are effectively open to the joist bay.
That means the air being delivered to your bedrooms has come partly from the least conditioned, dampest, dustiest space in the building. Cleaning the ducts empties the pipe; it does not change what is being fed into it. Sealing the return properly, or moving where it draws from, is the fix, and it belongs to duct repair rather than cleaning.
4. The dryer, which most people never count
A dryer moves a remarkable amount of water and lint. If the vent line is restricted, some of that moisture and fine lint ends up in the laundry room rather than outside, and from there it circulates. If the line terminates somewhere it should not, such as an attic or a crawlspace, the whole load ends up inside the building envelope.
This is easy to check. Run the dryer, then go outside and put your hand near the exterior hood. If the flap is not open and you cannot feel a strong flow of warm air, the line is restricted. That is a dryer vent cleaning, and it is a safety job before it is an air-quality one.
5. Combustion, including the fireplace nobody checked
Anything that burns inside your house needs its exhaust path to work. A fireplace with a blocked cap or a heavy creosote layer will push smoke into the room. A gas appliance with a restricted vent can push combustion products back toward the living space.
New Jersey houses in the wooded counties burn wood for real, not decoratively, and the flue collects nesting material over the summer as reliably as it collects creosote over the winter. Before the first fire of the season is the right time to look, which is what a chimney sweep is for.

What to do this weekend
- Check the filter date and the fit. Replace if in doubt.
- Run every bathroom fan for twenty minutes after a shower for a week and see whether anything changes.
- Run the dryer and check the exterior hood for flow.
- Look at the ceiling around two or three supply registers for grey streaking.
- Test the smoke and carbon monoxide alarms.
None of that costs anything. If, after all of it, you still have dust returning within two days and a musty start-up, the reservoir is in the ductwork and it is worth having someone open it up and photograph what is in there.
